The Beishancun Masterplan begins with a unique challenge: redeveloping a heritage village to enhance liveability and commercial value while protecting its heritage values. Detailed site inspections and research into the settlement mandated a system of rating each building’s condition and importance to guide the preservation and redevelopment process. A system was created to guide the process using a letter-based classification (from A-G): A Rating: Requires complete restoration and retention to its original state; G Rating: In contrast, allows for full new construction as a replacement. The Masterplan establishes a framework that respects: Views to Beishan Hill: Ensuring the natural backdrop remains a focal point; Axial Pathways: Retaining major pathways and supporting their commercial frontages; Plaza Enhancement: Expanding existing communal plazas by removing low-rated buildings; Visibility of Landmarks: Increasing visibility to landmark heritage structures by removing low-rated context buildings. To the south and west of the heritage village, new development parcels are added to the masterplan providong additional residential, office, and commercial space to balance the overall development structure as a modern integrated strategy.
